The ultimate guide to luxury real estate and life in Carmel and Pebble Beach.

The first issue of 1913 Magazine was published seven years ago in 2016. In each of the 14 subsequent editions, we have celebrated the benefits of living here on the Monterey Peninsula. In most recent years, we highlighted our friendly, healthy and vibrant community. While we are all touched in one way or another with macro- economic challenges, political battles, and ongoing health concerns, clearly our community remains protected from much of the more divisive problems that seem to be occurring in many major metropolitan markets.

This year, we continue to find numerous reasons to cherish our lifestyle on the Peninsula. Right now, a more visible advantage is the relative strength of our real estate market. While we are frequently reminded of major real estate woes across the country, our local data appears to be holding stronger, especially regarding home values. Over the last 8 to 10 months, our market has experienced a significant reduction in the number of sales transactions: we are down approximately 40-50 percent in sales since the previous year. While this affects our total sales dollar volume, and we have experienced a reduction in home values, our overall relative home values seem to be holding stronger than most markets nationwide. For specific insight and more detail on our sales figures, please see the Carmel Realty Company 2022 Annual Market Report, available at CarmelRealtyCompany.com, or contact us with any questions.

Adding to our quality of life, the entertainment and dining offerings here continue to get more and more exciting. In this issue of 1913 Magazine, we highlight four hot new restaurants that have recently opened. Like many of our mainstay boutique restaurants, these chefs are creatively working to source local ingredients for their menus, taking full advantage of our location next to "the salad bowl of America" and the Pacific Ocean.

We are also excited to share the news that for the first time in its 78-year history, the U.S. Women's Open Championship presented by ProMedica will be held at Pebble Beach Golf Links. A record-breaking $10M purse, the largest in any women's golf tournament, will be offered this July. Presenting sponsor ProMedica, a nonprofit integrated healthcare organization, has named First Tee Monterey County as its local beneficiary, with funds going to benefit local children learning crucial life skills along with the game of golf. A gala on July 8 at the Inn at Spanish Bay with a Grammy award-winning musician will help raise money for children in Monterey County to have a brighter future and build a new local youth golf facility.

At Carmel Realty Company and sister company Monterey Coast Realty, we cherish our team of professional REALTOR®s and like to share some of their other interests beyond real estate. In this issue, Broker Malone Hodges, an accomplished REALTOR® who has been president of the Monterey County Association of REALTOR®s twice, shares his love of flying his four-place Piper Archer III aircraft and the perspective he gains from above.

Building community is imperative to our company, agents, and staff; in this issue, we are pleased to highlight several of the events we participated in this past year and to share the 200 local causes we invest in yearly.

As always, we showcase some of the outstanding homes our agents have sold and feature several outstanding properties that our company is currently offering for sale across the Peninsula. Please don't hesitate to reach out to us if we can assist you or your friends and family with any real estate activity.

We hope you enjoy the magazine.

Bill Mitchell dies at 83

If you never met Bill Mitchell, by all accounts, you should wish you had.

Mitchell, who died March 26, was a man who was decorated for his service as an Air Force pilot in Vietnam, went on to fly commercially for three decades, established what would become the Monterey Peninsula's foremost luxury real estate firm, gave generously of his time and resources — and amidst all of that, managed to squeeze every bit of fun out of life.

Set on a stunning knoll in the mythical Carmel High- lands with sweeping views of the Pacific Ocean, a Central Coast estate has provided decades of inspiration for Grammy-award winning composer Alan Silvestri and his wife Sandra. Enjoying a rare privacy afforded by being set on 14 acres between two quiet roads, the couple spent more than 10 years restoring the main house and three guest properties, while working and living on site, raising three children, and launching Silvestri Vineyards.
